Span Lending is an asset-based, hard money lender based in Atlanta, GA. We offer loans to investors and non-owner occupied borrowers in and around the Atlanta area. We offer lending solutions for hard money loans, investment property loans, fix and flips, and bridge loans. Our loans can be used for the purchase of residential properties, financing of renovation projects and bridge funding. We issue interest only loans with 3 month to 12 month terms with extension provisions in amounts ranging from $20,000 to $600,000 with a maximum LTV of 75% and rates ranging between 10% and 16%. We lend funds to all borrowers based on the value of the property and do not require a minimum credit score.

Our Mission

  • Span Lending will provide loans to investors who want to purchase a property, rehab it and then subsequently sell it on the open market. These loans will typically be on single family residences in and around Atlanta, but we will evaluate any non-owner occupied properties in this market. We can also finance the rehab in the form of a reimbursement draw once portions of the rehab are complete and confirmed by our inspector. We will loan up to 75% of the purchase value and can finance up to 100% of the rehab up to 65% of ARV. The term of these loans can be from 3-12 months. Please contact us for more details.

  • Span Lending will provide loans to investors that want to purchase a rental property, rehab it or not and then subsequently lease it on the open market. These loans will typically be on single family residences in the Atlanta area, however we will evaluate any non-owner occupied properties in those markets. We can also finance the rehab in the form of a draw once portions of the rehab are complete and confirmed by our inspector. We will loan up to 65% of the ARV. The term of these loans can be from 3-12 months. We will need to be refinanced out of the loan before the end of the term of the loan. Please contact us for more details.

  • Span Lending will provide transactional funding where an investor can close in his/her name as the buyer and then subsequently close with his/her end buyer on the same day. Typical fees are 2.75% origination fee with a minimum of $3000. There will be document preparation fees but no appraisal required. A transactional funding deal is an A to B and B to C transaction. A is the current owner of the home and B is working with Span Lending LLC, to acquire the necessary capital to wholesale/retail the property to C who is the end buyer of the property. Span Lending LLC will provide the financing for the entire amount of the A to B interaction between the homeowner and the wholesaler. Both sides of this transaction take place simultaneously. The rates and terms for our transactional funding program are a simple 2.75% origination with a $3,000 minimum. Both sides of the transaction must take place using the same closing attorney, both buyers must be in place and ready to complete the transaction and the B to C funds must be in escrow.

  • Terms will vary from loan to loan as each loan is different, however generally speaking this is what you can expect.

    > No application fee.

    > 12 month term IO loan.

    > 3 month and 6 month extensions available (additional fees apply).

    > 100% of rehab cost, 65% of ARV maximum.

    > First Position/First Lien loans only - we do not allow second lien loans on our projects.

    > We do not lend to owner occupants.

    > Draws are on a reimbursement basis after work is completed (draw fees are based on location).

    > Credit will not stop us from making a loan, however it may change the rate quoted.

    > 20k minimum loan size.

    > All fees and points can be rolled into the loan.

    > Cross collateralization is allowed.

    > A closing attorney approved by Span Lending with borrower paying for a lender title policy.

    > An appraisal by our appraiser is required. The $425 fee is due at application acceptance.

    > Closing costs are the responsibility of the borrower and are payable at closing.

    > Borrowers must fund 15% of the total project cost.

  • This list of documents is not exhaustive however it will get the ball rolling sufficiently enough for us to be able to make a determination and send you a letter of intent with terms, rates and fees.
